Who it is for

Landlords of flats, HMOs, shops, offices and industrial units, whether you own one building or fifty.

Property owners’ insurance protects the building, the rent it earns, and your liability as the owner. Lenders usually require it, and some leases set out exactly what cover you must hold.

The two most common problems we see are rebuild values that were never professionally assessed, and unoccupancy conditions that nobody noticed until a flat sat empty between tenants.

Usually covered

  • Buildings rebuild cost, including professional fees and debris removal
  • Loss of rent or alternative accommodation after an insured event
  • Property owners' liability to tenants, visitors and the public
  • Landlord's contents in common areas and furnished lets
  • Legal expenses for tenant disputes (optional)
  • Terrorism cover (optional, often required by lenders)

Usually not covered, or needs adding

  • Damage while a property is unoccupied beyond the policy limit, commonly 30 to 60 days, unless agreed
  • Malicious damage or theft by tenants, unless specifically included
  • Rent lost because a tenant stops paying (needs rent guarantee cover)
  • Wear and tear and gradual damage such as damp
  • Under-declared rebuild values, which can reduce claims

Common questions

Should my sum insured be the market value?

No. It should be the full cost to rebuild, including demolition, professional fees and any extra costs for listed or specialist construction. That can be well above or below market value.

Can I put my whole portfolio on one policy?

Yes. A portfolio policy usually means one renewal date and one set of terms, and often better rates as the portfolio grows.
