Rebuild cost check

Your buildings sum insured should be the cost to rebuild, not the market value. If it is too low, the "average" clause can reduce every claim, including small ones.

Case study

A 22-unit portfolio underinsured by 38%

A Folkestone landlord came to us with 22 flats across four buildings, insured on two policies with rebuild values set in 2014. A rebuild assessment showed the buildings were underinsured by 38%. We moved the whole portfolio onto one policy with corrected values and agreed unoccupancy terms. Do I need a rebuild valuation?

It is the only reliable way to know your sum insured is right. We can arrange a RICS or BCIS-based assessment, and our rebuild tool gives a first indication.

What happens if a flat is empty for a while?

Tell us before the policy's unoccupancy limit, usually 30 to 60 days. We can usually agree terms, sometimes with conditions such as regular inspections or draining water systems.

Is loss of rent automatic?

Many landlord policies include some loss of rent, but the limit and period vary. We check it would last long enough to rebuild and re-let.
