Business interruption estimator
If a fire or flood closed you for a year, would your cover replace the profit you lose? Aviva reports that business interruption policies are underinsured by an average of 52%.
Wages, rent, loan repayments and other bills you would still pay while closed stay in. Leave them out of this figure.

Most people underestimate how long recovery takes. Planning, rebuilding and winning back customers after a serious fire often takes over 18 months.
This is an illustration, not advice. Insurers define gross profit differently and policy wordings vary. A full calculation needs your accounts. We will do that with you at no cost before your renewal.
Rebuild cost check
Your buildings sum insured should be the cost to rebuild, not the market value. If it is too low, the "average" clause can reduce every claim, including small ones.

Listed buildings often need specialist materials and trades, so costs can be far higher than these figures. We recommend a professional valuation.
This is an illustration, not a valuation, and the rates used are sample figures. For an accurate figure, get a reinstatement cost assessment from a RICS surveyor or use a BCIS-based assessment. We can arrange either.

Answer the questions
This is general information, not advice. The right limit depends on your contracts, your activities and what could go wrong. Always check the limits in the contracts you sign.
Why sums insured matter
Most commercial policies include an “average” condition. If your sum insured is lower than the true value at risk, the insurer can reduce your claim by the same proportion. That applies to small claims too, not just a total loss.
For example, if your buildings are insured for £600,000 but would cost £1,000,000 to rebuild, a £100,000 claim might only be settled at £60,000.
These tools give an illustration only. The best way to be sure is a full review with your broker, using your accounts and a professional rebuild assessment.
